2017

So far this year we have had 3 mls cottages sell firm on the lake.


The most and the least 2017: The lowest sale was of a property with 2 cabins, no septic that listed & sold full price for 199k. Of note, it came on the market sold with conditions. There were at least 8 parties prepared to offer and put in back up offers over that price. The highest sale so far was of a great newer year round place, road access at the south end. Vaulted ceilings, 3 bed, 3 bath, boat port (not great swimming) that sold for 535,000.


2016, another great year!

January 2016 to October 2016: we have had 10 mls sales of cottages on the lake and 2 commercial sales. 6 of these were road access, 6 were boat access. Some of these sold very quickly near or at full price! The average days on market for these sales was 81, with an average selling price of $341,575. Both commercial properties sold at full price!


The most and the least 2016: The lowest sale was 175,000, a road access cottage at the south end that was valued for the land and boat house. We had two offers! The highest sale was 622,00 a boat access cottage on a private island with a gorgeous updated cottage, bunkie & boat house.


2015 Values...A Great Year


April 2015 to Dec 31, 2015

In 2015 we had several sales and the time frame was faster than in previous years showing improved confidence in the market. This happened not just on Weslemkoon, but in the Kawarthas in general. We had gone through several rather “flat” years where prices were level and selling was often a multi season venture.


The most and the least 2015: The lowest road access cottage sale was 245 000, near the south end of the lake with 322 feet frontage. The highest boat access cottage sale was

560 000. A cottage on 1.5 acres with 840 feet of frontage. It was surrounded on all sides by Crown Land.

Sun & Exposure...Cottage Facing North East?

Many people think that if they do not face west or south that they will not have sufficient sun on the property. I set out to discover this for myself (and my listing) summer 2015. I found that this cottage with north east exposure had sun all day.  In the early morning & afternoon there was full sun on the front of the cottage & the dock. Later in the day the sun was on the deck until 5:30 pm, and then diffused sun until 7:30 pm beside the cottage at the fire pit at the side/rear.  We stayed there and loved it! This photo of is of my son jumping from the cliff at sunset. It was not directly in front but let me tell you it was so nice to sit on the dock or in the boat and watch it with my feet up! With west facing property, sun exposure will be behind/beside the cottage in the morning and then full sun on the dock in the afternoon/evening. The nice thing about Weslemkoon is that there is always a Crown Island or shore to explore if you want full sun when your property is in shade. Don’t forget when its hot outside we do need to find shade, most properties will offer a balance of both. Thinning branches or trees will increase your sunlight if you have too much shade.
